What is water-based epoxy?

Water-based epoxy is an epoxy coating system that uses water as the primary carrier instead of solvent, resulting in lower volatile organic compound (VOC) emissions and reduced odor.

Water-based epoxy suspends epoxy resins and hardeners in a water carrier rather than in organic solvents. This formulation significantly lowers volatile organic compound (VOC) content compared to solvent-based or 100% solids epoxy systems. The water base also reduces odor during application, making it suitable for occupied spaces or facilities where air quality matters.

Because water is the carrier medium, water-based epoxy systems typically build thinner per coat than 100% solids formulations. Most installations require multiple coats to reach the desired thickness and durability. The thinner build per application allows for better control during installation and often reduces waste, though the total project timeline may extend due to the need for additional layers.

Water-based epoxy cures through evaporation and chemical cross-linking. Once fully cured, it provides chemical and abrasion resistance comparable to conventional epoxy on properly prepared concrete substrates. The lower VOC profile makes these systems compliant with stricter air quality regulations in many Ontario facilities and workplaces.

These coatings work well in commercial kitchens, retail environments, healthcare settings, and residential spaces where environmental concerns or occupancy requirements limit solvent exposure. Installers must manage moisture during application, as water-based systems are sensitive to humidity and surface moisture before cure is complete.
