What is a polyaspartic coating?

A polyaspartic coating is a fast-curing polyurea resin applied to concrete floors that hardens in hours rather than days, offering superior UV stability and colour retention compared to standard epoxy systems.

Polyaspartic coatings belong to the polyurea family of industrial floor finishes. Unlike conventional epoxy, which is a bisphenol-A (BPA) resin cured with an amine hardener, polyaspartic resins cure through a rapid chemical reaction between polyol and isocyanate components. This chemistry produces a harder, faster-setting film that reaches full cure in 4 to 8 hours rather than the 24 to 72 hours typical of epoxy systems.

The defining advantage of polyaspartic chemistry is its aliphatic (non-yellowing) structure. Epoxy coatings yellow and chalk when exposed to UV light outdoors or in facilities with skylights; polyaspartic coatings maintain colour and gloss stability over years of sunlight exposure. This property makes them the standard choice for parking structures, loading docks, and any floor where UV damage is a concern.

Fast cure time matters on active job sites. Polyaspartic coatings allow spaces to return to service the same day or next morning, whereas epoxy floors may require several days of cure before light foot traffic is safe. The trade-off is cost: polyaspartic systems typically run 20 to 40 percent higher than epoxy, and the fast cure demands strict environmental controls (temperature, humidity) and skilled application technique.
